Urban design and economic development combine to create a comprehensive
community-supported municipal master plan to envision the redevelopment of an aging
one-mile segment of state highway into a sustainable, economically vibrant and
desirable place.
Utilized the concept of suburban retrofitting and established urban design principles to re-envision a
declining auto-dependant commercial corridor into a mixed-use town center.
Facilitated a robust public input and charrette process that included bus tours, stakeholder
interviews, public meetings, design workshops, a storefront design studio and virtual outreach.
Incorporated an extensive market study and analysis to create economic and community
development scenarios and a sustainable framework for the future redevelopment of the corridor.
Coordinated a multi-disciplined team of planners, architects, designers, economists, traffic
engineers and public relations consultants to deliver the final sub area plan.
Engaged city staff, elected and appointed officials, a steering committee, MDOT representatives
and local citizens and business owners in a 12-month planning and design process.
