Location: Grand Rapids, Michigan
A public / private mixed-use development, Thirty-Eight consists of three distinct elements: a 379-space city-owned parking ramp, a 7-story commercial office wing, and an 8-story, 42-unit residential development with ground floor retail space.
The distinctive merging of traditional brick with contemporary curtain wall fits the neighborhood like a comfortable sweater, softening the modern edge of the commercial environment, reinforcing the human-scale of the residential wing while hiding the utilitarian parking facility.
Conference rooms, employee lounges and open office space take full advantage of the building’s signature corner façade. Views from the prow of the building include dramatic vistas up and down the street.
Building amenities include roof-top patios and residential balconies overlooking the restaurant and entertainment district. Apartments and condominiums provide compelling urban living spaces that solve a city parking dilemma by connecting directly to the corresponding floor of the attached parking ramp.
